Chandler is really two markets in one: the older north side around downtown, Andersen Springs and the Alma School corridor (85224, 85225), and the newer south and east side through Ocotillo, Fulton Ranch, Cooper Commons and Pecos Ranch (85226, 85248, 85249). Garage Door Grunts is a veteran-owned garage door company that runs the East Valley in scheduled blocks from our Deer Valley shop, with the common parts on the truck.
North Chandler homes mostly date from the late seventies through the early nineties, and we are usually replacing hardware that has never been touched: springs past their cycle rating, dry bearings, worn rollers and openers with no rolling-code security. Chandler runs hot and open, and a door facing afternoon sun expands and contracts every day, which loosens hardware and drifts the safety sensors. A yearly $49.95 tune-up keeps that in check.
In the two-story homes of south Chandler a bedroom often sits right above the garage, so a quiet belt-drive opener makes a real difference. Chandler grew in two distinct waves, and which side of town you live on largely predicts what we find when we open the panel. Around downtown and Andersen Springs it is original hardware at the end of its life: tired springs, rollers worn to the stem and openers whose fixed-code remotes can be captured and replayed.
Ocotillo, Fulton Ranch, Cooper Commons and the newer Pecos Ranch builds are full of two-story homes with a bedroom directly above the garage. Those households notice opener noise more than anyone, and a belt drive or a wall-mounted jackshaft unit is usually the fix.
Across the whole city the daily heat cycle is the common thread. It work-hardens spring steel faster than the cycle rating alone suggests, which is why springs here rarely reach their theoretical life and why summer brings the most spring calls.

We don't play bait-and-switch games: no "free" service call that turns into a bill when you say no, and no trip charge tacked on afterward. The fee is the fee, and it's waived when you approve any repair. Anything that needs fixing is quoted in writing before we touch it.
Most Chandler calls are same-day when you reach us during business hours. Our shop is in Deer Valley, so we schedule East Valley work in blocks and usually have a truck along the Loop 202 or Price corridor. Phones answer 24/7; trucks dispatch 8 to 6.

A belt drive, in almost every case. It removes the metal-on-metal chain noise entirely and the difference is dramatic in a room directly above. If the ceiling is tight or you want the space back, a wall-mounted jackshaft unit is the other option.
Yes. Those communities have approved colour and panel-style lists and we quote to them routinely. Tell us the community and we will put options in front of you that will clear architectural review the first time.
If it is a stripped gear and sprocket on a healthy motor, repair it — that is a modest job. If the logic board is failing, the motor is tired, or it predates rolling-code security, replace it. The security point is not trivial: fixed-code remotes from that era can be captured.
Usually it is the safety sensors rather than the door. They sit about six inches off the floor on each side, and a knocked bracket, cobweb or low sun angle will all trigger a reverse. If both sensor lights are steady and it still reverses, something in the travel is binding.
